Salesperson's License Requirements

1. At least 18 years old.

2.180 classroom hours of acceptable education.

90 of those hours must be "core real estate."  As of 1/1/02 the "core" requirement will be 120 hours

30 of these "core" hours must be in Principles (Fundamentals) of Real Estate. •30 of these "core" hours must be in the Law of Agency. •30 of these "core" hours must be in Law of Contracts (as of 1/1/98).  As of 1/1/02 the Principles requirement will be 60 "core" hours.

90 additional hours can be from college or additional core hours.

3. A Texas resident.

4. Have a sponsoring broker.  As of September 1, 2001 you do not need a sponsoring broker to file an application.  You will be issued an inactive license until you have a sponsoring broker.  You CANNOT practice real estate until you have a sponsoring broker.

5. Pay applicable fees.

6. Pass the State Exam.

Salesperson's License Re-certification

1. 30 additional core hours for each annual renewal for the first three years of licensure. Salesperson's Annual Education (SAE). Beginning in year four, the licensee is required to complete 15 hours of Mandatory Continuing Education (MCE) per renewal.

Broker Licensee Requirement

 

1. Have an active salesperson's license for 24 of the last 96 months.

Out-of-state brokers can apply using their active broker's licensure.

2. Complete 900 Hours of acceptable education.

180 of those hours must be "core real estate education." •720 hours can be acquired from college transcripts.  As of 1/1/02 the "core" requirement will be 270 hours with the balance of 630 hours from your college transcripts, additional core or MCE classes.

3. Pay applicable fees and pass the State Exam.

Broker License Re-certification

1. To renew a broker's license the licensee must complete 15 hours of Mandatory Continuing Education (MCE).
